I have wanted to move out of the city ever since I got here. The past year I have been seriously looking for a property with land within a commutable distance to work. I found the perfect remodeled 1920 farm house on 7 acres with a view. I offered a boatload of money and lost a bidding war. Pretty disapointed today. I really wanted to expand my lifestyle.

 

In the meantime I will continue to manage my current indoor/outdoor gardens and chickens. while i continue to learn and live through everyone else's projects.

Sorry to hear that lumberjack, was reading the other day Real Estate in Co is skyrocketing and is a sellers market. Any ideas why that is? Definitely not that way around here.

Its just frustrating to be extremely financially disciplined with a goal in mind come in way over and still lose a dream. I am sure something will come up but most the properties in that area do not match what I want. 

My realtor says it is a unique market because we were sheltered from the bubble. homes never rapidly appreciated here before and therefore did not fall off when things popped.

Its a desirable place to live.

Taxes on homes are extremely low. This makes a huge difference in someones buying power.  The rate is less than .5% of value.

Rents are also very high. The average is close to 500/bedroom. I could rent my current house for $1600 and my mortgage is 1050. ( i bought this one 5 years ago for 189, current value 289)

How is raw land prices, it pretty expensive?

in town, very.  20 minutes out of town it gets reasonable. if you have a view of the mountains price goes up dramatically. The house I was looking at was on 7 acres. a 2 bedroom 2 bath 1500sq ft house with 2 pole barns. was listed at 360k. I offered 390k. 

I had thought about having a house built, in the county anyone can act as a GC, but my knowledge in this field is limited. I have started to price it out some. I know you save to buy something that has already been built. But many of these properties have things on them that I dont value and drive up the prices. ie. air strips, loafing sheds, tack rooms, horse things. 

I would much prefer a shop with 220 and maybe add a barn if I have room for a few cattle. 

I think that 5 ac will cost around 100k. Or 35/40 120-180k.  The smaller lots usually exist in miny subdivisionish type areas that have desirable views, with utilities and roads already in driving up price. 

a huge factor here is the ability to get a well....

I would like to keep my total price point less than 450.

As an outsider, I would also think the marijuana laws are helping drive prices up as well.

I agree that they are not hurting anything. I think that in other areas of the state (Pueblo). Where housing was DIRT cheap before pot, organized crime has moved in and started buying up small houses and putting in small scale grow ops to provide for other parts of the country. I think that it may be stimulating the economy in my area raising prices. I also think it has made it a more desirable place to live than other areas for a lot of people.
