I noticed those two and the first one has discrepancy with amount of land from listing and public record, is that pretty normal out there? We ran into the same issue with the property we bought last year, got to love old deeds
yep. its ALWAYS advised that you get an independent appraiser to measure the lot prior to purchase.

yeah, we bought what we thought was 20 acres, had it surveyed, found out it was 15, 10 acre lot next to us hit the market so we bought that, the survey moved the line between us quite a bit our way, we didn't tell them it was actually 15
out here in areas where the land itself is upwards of a million dollars for 4-6 acres its not uncommon to have 2-3 appraisals done at the time of purchase.
