part of the problem is that when you see properties listed on trulia, zillow, etc they're not always the most accurate. for example, the address for the 118 acre listing is actually only 70 acres, but the adjoining parcel is 48 and they are selling it all as 1 parcel. so, technically, the address listed is 70 acres, but the actual RE Listing is for the 118 acre combined parcel.
RE out here can get crazy. one of the main reasons i took a step back. i had to big sales (750K, 895K) stolen out from underneath me and had to step back before i choked the guy out. over 30K gone after months of work.
