With 3 litle ones, and a slightly resistant wife, I don't think I can get below 600-700 square feet. I am warming her up to the idea of utilizing space more efficiently. That video of the space saving furniture has ideas spinning through my head of furniture I could build to minimize the need for big bedrooms. I think that making small bedrooms, and attaching them to one greatroom that includes the kitchen is the best option.

Of course the outbuildings would also help to persuade my wife that it isn't about small everything. And your point about property taxes will help my cause. Ideally the house would also be earth bermed, with a basement if it is possible.
