It's in texas though, came across this site and they have a ton of models and do in house financing up to 60 months

a 16x40 building like this for 13,000 over 60 months should be pretty manageable, they also have finished ones, but they are a lot more

I have a property in Austin with a trailer in the back (currently occupied) that will be needing heavy repairs/renovation or replacement within a few years and this may be a viable option. For $13,835 I may need to cost out how much it would cost to build one of these out...

My only hesitation is that I would like a massive overhang with a skillion/monopitch roof for passive heating in the winter and summer shade (the property has great southern exposure) so I may just re-roof the trailer.

10' x 54'- I was thinking that it would be perfect for a 2"x6"x16' PT with a 1' overhang on the North and the rest overhanging on the South. With a 2/12 pitch that should give me full wall coverage from right after the beginning of spring till the beginning of fall (March 21st till September 21st).

It may not match the mobile home style exactly but I think I can overcome that with a slight overhang on the N/W aligned with the outward angle you can see below (not my trailer but the exact same).
