So I've been checking CL occasionally hoping to find a good deal on a deer camp/weekend cabin. I found this place and have been talking with the wife about. It has electricity and seems to be in decent shape. We're thinking of buying it to live in year round. My work commute would go from 1 mile to around 1.5 hours. My thinking is that my current rent is $1500 per month and if I had some sort of financing on this place it would cost around $150 per month, saving me $1350. Plus its in a quiet but not remote part of the state so we'd get to finally start with our animals and our garden. I'm really wanting to see it and pull the trigger but the fact that it doesnt have any running water means we'd have to shower elsewhere. Now I'm wondering if i could buy it and then foot the bill to drill a well and put in a septic system. What do you guys think?

We're both really interested. D started a small garden this spring and has really been bitten by the gardening bug. I'm not sure how I feel about having a 1.5 hour commute though. Thats a lot of miles to put on the car but, getting what is essentially an almost 20k raise due to saving on the rent is very enticing.
is that a 1.5 hour commute each way or total? As far as water, I'm not sure what the rules are in NH for rain water and cistern, but that's how DD and spotted horses get their water, he would be able to tell you more about that. The Ad says electric toilet, so you would probably want to put in a septic as well, I would ask if the land has have been perc tested. I'm not mentioning any names but there's a certain member here who has a composting toilet that his wife wont let him use and he could tell you the pitfalls of using a toilet that you have to scoop stuff out of.

also, what is your and DBT's short and long term goals? If it's to get back to a simpler way of life, that place would go a long way to helping you get to that goal, that's some cheap leaving that could eventually allow you to step away from ATC work. It would be a pain for a few years while you get yourself into position to be able to do that though.
I would go look at it, heck if you guys can swing it, it might be worth it for just a weekend retreat/summer camp.
For me, if it is a 1.5 hour total, it percs for septic, and as long as it isn't falling off the foundation, I'd do it

Is it 1.5 hours round trip or each way? We moved out to the country and are spending much less on other things but our gas bill has shot up considerably. Just a recommendation to budget in what your new fuel costs would be to the equation. Example -- where we lived before we spent a max of $200 or so on gas a month. Now it is over $700.
I would also try to get a grasp on what wells and septic run in your area. If both combined would be $8,000 or so and you can save $1k a month, well best case you would get those utilities in less than a year. I would just make sure my wife understood that. If she thinks you could cash flow those living there in a month that might lead to discontent.
FWIW that place looks awesome. If you can swing it then go for it.

For two adults I think a composting toilet would work just fine. Just make sure you clean it out... if your wife has to you there may be an instant demand for a septic system.
It'll be about 1.5 hours one way. My sons daycare is directly next door to my work so it wouldnt be a problem to pick him up or drop him off. It doesnt have a bathroom, just a chemical toilet in the kitchen. Yuck. I'd prob have to put a small bathroom addition on it. I'd have to pay to have all the pipes run for the plumbing as well. But even if all the work ended up costing me 25k, I'd still only be in it for 50k.
