Nice work! Gonna need to insulate that crawl space or those pipes though. Pier and beam strikes me as so much easier from a DIY standpoint. The lifespan however is what kills me.

yeah, I did a price break down once of pouring cement versus posts on a project and once you add in the framing, sheathing and insulation there really isn't much cost saving either

I did the same. Especially when it comes to bathrooms or areas that you want tiled. For rental properties I prefer slab because potential damage and liability are much lower.

when we did our addition in our business we added cement dye before pouring and cut the slab into a 3 by 3 grid, looks like huge floor tiles, haven't had to do a thing with it since

I would definitely do that if it were still my own house. My wife doesn't feel that a stained concrete floor matches the rest of the house.

For a new construction house it makes sense. Carpets have to be provided by the tenants (if they deem them necessary), and you can't really beat it up short of dropping a dutch oven.

yeah, replacing carpets in apartments is for the birds, when we had some rentals I replaced all of them throughout the building, nex thing I know one of the tenants somehow had a dog that had ten puppies, it was the last straw for my wife and I
