Can I ask why you are firm on the 1600sqft size? I have really been trying to get my wife to accept a smaller sqft home, but it seems like she is also stuck at the 1600 idea. I may be doing a poor job of conveying the option to build outbuildings. But I really want to get her blessing on more like a 1000 sqft home.

Sorry I've been away fellas. I was sent out to OKC for a course and just got back. I appreciate the suggestions so far. MM, I have 1600sq ft in mind because the house we just left was about that and the size was perfect. If I could I would go for 2000sq ft just for the comfort of having a bigger, more open home. The house we are currently renting is on the small side and despite having 3 bedroom, its missing a few things we consider luxuries. For example, the main door that fronts the driveway open right into the itchen and we both really want a mudroom. The kitchen floor is constantly needing to be cleaned due to all the dirty water we track in with our shoes.

I am about to check out that link that was posted but before I do, I want to say what my feelings on the house are so far. I want a house that for now, is still on the grid but not as much as a standard house is. I want all gas appliances including central heat and air, but want a wood stove in the middle that can heat the whole house. I havent researched the benefits of propane vs gas so that could change. Ideally, we'd start out on the grid and then work our way off of it. I wouldnt mind a little guest house/bedroom like the one Kvr has that runs off of a couple small solar panels. I havent looked at land yet because we're still 1.5 years away from buying. I still own a house on the Cape that is under a lease/option with 1.5 years left on the agreement. Once the tenent buys, then we're in the green to make a land grab.
