That's actually a bargain; not a bad setup at all. With a little elbow grease and a phone call to a scraper to get rid of the trailerhouse that would be a great little homestead.

agreed, only downside is the area it is in there is not a lot of jobs

Perhaps not; if the area is remote and jobless as KVR says, then it is not all that surprising. Here in Michigan, I have seen homesteads for <$1,000 an acre up in the U.P. Same situation, no jobs to be had and 6 months of the year the roads are unusable.
