depends on the county.  It's a pain, have to pay a surveyor and engineer.

it can get expensive, you know anyone who does that kind of thing now? can you flip the deal to them? buy it, clear some "roads" spruce the land up and then approach them and say, man, I got a deal for you

thats possible, i know of one company.  If it seems like there are 3 building spots, I can come in and steel the land, then pay to have it subdivided and sell it to sub prime market for top dollar at a high interest rate.  We'll see.  Most likely a bust

I've spent several days thinking about it.  i like the property, it's not perfect but a nice piece.  I'm gonna low ball them, they are asking 1850, I'm gonna offer 1000 and it be contingent on the survey "they don't really have one, just county docs" and then when they counter I will counter it with something a lil higher contingent on a perk test, at that point, if I have them locked into a price I will fork up the money and have it done, at 1000 an acre I don't care, I would buy the land either way, it has water, deer, some ducks and water / electricity.  I need to tie this property up with an offer.

When we first started buying apartment building years ago, my realtor told me, if your aren't embarrassed by the offer, then don't make it. It didn't always work, but sometimes it did. I would put the perk contingency in there right away, what if they accept it and it doesn't pass? Good luck and keep us posted!

I offered 30k contingent on the survey and my financing.  THey said yes if I pay the agent 3k, the survey and closing expenses.  Puts the land about 1095 an acre.  If I subdivide it into 3 10.5 acres then I don't have to perk in arkansas. After 10 acres you can put a septic in no questions asked.  I have till Monday to accpet it or counter
