I offered 30k contingent on the survey and my financing.  THey said yes if I pay the agent 3k, the survey and closing expenses.  Puts the land about 1095 an acre.  If I subdivide it into 3 10.5 acres then I don't have to perk in arkansas. After 10 acres you can put a septic in no questions asked.  I have till Monday to accpet it or counter

I would counter their offer, maybe split expenses?  I'm pretty sure there's room to negotiate there.
