so we finally finished up the surveying yesterday,
they had set up their equipment
and set a rebar in the northern corner on the road
the land was not quite located where we had assumed, I am standing where the pin is and the assumed location of the start was about 400 feet where the bend starts there, right where my wife had thought of building
so we marked the trees good so there is no mistake
the surveyor and I walked the whole boundary, found a old orchard and what looked like a old homestead with rock walls and such, also found a ton of acorns everywhere as well, I might just be trying my hand at that acorn flour after all
came back around the back side, this looking towards the discontinued road across the bog, found a ton of deer sign, I think I'm going to put a tree stand up here
the good thing is the much farther line we found was the correct one, so I think my wife and I are going to walk it tomorrow, I found a couple of spots she might like to use instead
thanks Mofugra!
Rinkus called me the other and asked me who the smartest, best looking friend I have is.
What do you want I asked.
Seems he had contacted the landowner on the other side of me about gating off our road and found out that it is being sold by the estate of the people who owned it.
Rinkus gave me the contact number and I called the woman and chatted with her for a couple minutes. She said yes it was for sale and she was very motivated but unfortunately she thinks they had just listed it with a real estate company, she said she would call them and see if it was on the market and get back to me.
Two days later I got a phone call from the listing realtor, it had been put on the market. I wasn't to happy to hear this but I asked him how much acreage and how much money. He responded 10 acres and 25,000. I laughed and said I am all set with that price.
He responded well she is really motivated and is very open to offers.
I asked him if he had walked the property at all?
No he responded.
I told him well I have, it is mostly all swamp, would never pass for a septic due to proximity to a wetzone and had no electric any where near it. The land is basically only good for hunting land. I told him we had bought the 19 acres just south of this lot for 8500 dollars, the people we bought it from had it listed for 12,900 for 2 years and it wouldn't sell.
He asked me what I would offer on this property, I said 4000 dollars, I know the woman settling the estate needs to justify her selling price to the estate and I would be willing to supply our closing papers on the 19 acres we just bought.
He said he would call her and get back to me.
Still waiting on the call, will keep you posted
