next to our raw land.

The road we are on is a discontinued road, a old, old road, nothing more than a horse trail really, that dead ends on top of the mountain.

When you pull onto the road, there is this property on the left, then our property, a discontinued gravel pit, and then a property Rinkus owns, on the right of the road is owned by one landowner.

This property was a estate sale that we had been negotiating on for awhile.

When we bought our property, we bought roughly 20 acres for 8500. Well we had a friend's father come in to look at logging some of it off to clear out some area, plus recoup some of the money we had spent for the property. There is a lot of big oaks and farther along the property is a lot of pulp wood. My wife had picked out a nice spot among the oaks that would have a nice view of the beaver pond.

So we paid for a survey to make sure we weren't cutting on someone else's land and come to find out, we didn't have 20 acres, we had 15 acres.

The property line between us and the gravel pit stayed the same, the line between us and this property moved quite a distance.

The spot that my wife had picked out and all those big oaks we had lost in the survey as well.

So they have this listed as 10 acres, but it's probably 15 acres and loaded with marketable timber, it was a no brainer to buy it, the issue is they thought it was worth 25000 dollars when I had just paid 8500 for (what we thought at the time) 20 acres, when they were selling half (which they think it is) the amount of land.

So I contacted the listing realtor directly and we initially offered 4500, they executor countered at 8200, we countered at 6000, plus I would pay the 10 percent realtors commission and all fees, she approached the heirs and they countered at 9200 plus commission, I was like what the hell? How do you go up in price?

I told the realtor I was all set, he has my number and call me if they change their mind, so I have been watching it drop in asking price over the last several months, I drove out a couple weeks ago and saw a sign on the property with big words MOTIVATED SELLER. So I figured lets see how motivated.

So a dear family friend is a realtor, I had her make a verbal offer of 6500, they came back at 10,000, she went up to 7500, they came down to 9500 and she went up to 8500 and told them that was her max, but she would forgo the commission for her realty company so the sellers would have a net of 8900. So basically we got it for almost what we were originaly willing to pay, we were going to go up to 7500 plus pay the 10 percent commission, so it was basically a offer of 8250

Nice negotiating. Land isn't cheap enough near me to pick up some parcels that are around us. I am excited to see how this new building adventure works out for you.

P.S. Sorry I know I owe you a composting toilet write up.

agreed, a lot of the land is wet, it's why it's so cheap, but it's peaceful and quiet

thanks pork, still not sure which method we are going with yet, no worries on the toilet, when ever you get a chance
