We are running into problems getting our septic approved. Didn't think it would be an issue as there are a few houses around with property like ours. But apparently we can't place the system within 100 feet from the stream. Water isn't perking in the only area on the property that they will allow us to place the system.

So word of warning to those of you who are purchasing property for a homestead. Have the property septic permitted before you buy it.

Is this on the new property up north? Is a elevated sand mound a option?

yes. we are looking at different options. But the county is very strict on what they will allow.

any recourse on the sellers? Check with the town or county, up here I believe if the land is perc tested it gets filed with them, if the previous owners had it tested it and didn't list it on the disclosures, that would be good for you

This very thing happened to my brother in law. What he had to do was have the company that did the perk test draw up a plan that resolve the issue. In his case that was hauling in several tons of dirt to build up the area the septic tank and field lines were installed at. The plan then had to be approved by the health department before it could be done. It cost them a nice chunk of change when it was all said and done.

My experience was worse. The property perked out and the health department approved our plan and then when they showed up for the inspection, they gave the installers a fit and started demanding all kinds of stupid crap. We finally had to call the person in charge and complain. So now my tank is buried 4 feet below the surface with over 300 feet of infiltrator line. They demanded 600 feet of infiltrator line and a larger tank, I guess a 10K tank wasn't big enough for them.

Keep plugging at it, you will find a solution.

UPDATE;

well, we had to take legal action against the sellers. Apparently they had the property perked some years ago and knew of this problem and did not disclose it before the sale. We settled out of court and the sellers gave us our money back.

My house if Florida has sold and we're moving out at the end of the month. With the set-back above, we are looking at purchasing another house here in FLA and saving up for another property in the mountains.
