That is certainly an option porkchop and to be quite honest if one was to live so quietly that no one knew about them you can safely assume they are not using many resources so in a way its kind of fair.

no land taxes here, no real concept of highest and best use for land either though.

Sorry, no, we pay roughly $2,000-ish now. It has changed by small amounts every time so it's hard to track an average. I am hoping that it goes down to $1,000ish. We keep making improvements so it keeps changing.

That area has ridiculous taxes, Porkchop. White Cloud specifically has crazy taxes and the money seems to be wasted. I know we could all say that about where we live but White Cloud and north of there where Porkchop's area is has very little they get out of paying that kind of money. The schools are terrible and seem to border on going broke every year. For the amount of property taxes you pay you would think the schools would be awesome and the roads would be in great shape.

Lol, my plan to cut my $9700 tax bill is to move out of NJ. seriously, that's the only way. They dont assess individual houses here. they take an average of 5 houses similar to yours and that's how you get your assessment.

Nader -- they are less then I thought they would be but I am more concerned with how they can just raise taxes arbitrarily. Every bill has gone up for me and there is never an explanation. I know we are building stuff/doing improvements but you think it would be a more transparent process. Here in Michigan if you have primary residence exemption then you don't have to pay the school tax millage. Up near me there are a lot of second home and vacation properties so I think all of those folks are footing the tax bill.

If my taxes were $9,700 then I would build an island like this guy from this thread and stick it to the man. Tax that!
