Think the water issues will hurt with trying to sell?
Doubt it... We are on a well and it's even a new well at that (2012). Granted, we are near Flint so houses are not selling like hotcakes but there is some movement. We bought cheap and also put 20% down; honestly, I think we will be fine, but even if we don't make back the 20% and just get what is needed to cover the remaining note, it'd be a bummer but I am fine with that. Peace in my house and in my family is priority number 1; the Mrs. has to feel safe.

I wish you luck in selling.
1. pack almost all of you stuff away, in a POD or rent a storage unit.
2. clean house, paint if needed, clean up yard, remove family photos
3. get rid of extra furniture, to make the house feel bigger.
4. spray lysol on the curtains before a buyer is set to come over.
5. some people recommend baking cookies before the buyer comes over
bottom line, de-clutter, de-personalize, clean clean clean, make house smell great and you should be able to find a buyer quickly if the house is priced right.
also, advertise everything that is great about your property, like that well.

We sold our last house in just under two weeks by following most of those methods; we moved about half our things out and stored them at my parents' place, had the house painted in nice but neutral colors, took down all family photos, and the Mrs. had it decorated very simple and tasteful. The cookie idea though... that is an awesome!
